As the summer months reach their peak, we find ourselves needing to address more and more air conditioning issues.  We have specific guidelines for what is considered an emergency that we will rectify for a tenant.  In the last week, every day qualified.  I hope you were not hit with one of these emergency expenses but please understand that heat indexes in the low 100's, with little or no air movement, is just not an environment where a tenant should be expected to live.  I hope you agree.

Last year we offered a service plan from an HVAC contractor to our clients.  This plan would include twice a year inspections and faster responses.  Few of our clients took us up on the offer.  We are currently shopping to find a new offer that we can suggest you consider.  I personally use these plans for tenants and my own home.  Sure, there is a annual cost but it always seems to pay for itself in faster service and discounted labor and parts.  A happy tenant is one who renews their lease and pays their rent as a priority.  Having this type of tenant easily pays for the couple hundred dollars such a service plan entails.

I want to share something with you.  Our daughter is getting married this weekend.  It has been a crazy few weeks leading up to the wedding.   I love my new son-in-law and appreciate so much how he takes care of our daughter.  As I have prepared my speech and toast (as the father of the bride) I am reminded of the things most important in life.  Family and freedom are sometimes things we forget about when we are fretting over our rental property expenses.  Just having a few rentals would be rather empty if we did not live for those moments like a daughter's wedding.
