Spring has Sprung Pt. 2
Last week we discussed lawn care because grass is growing and the world is turning green and beuatiful. This week though, lets review the downside of an Indiana spring.
In the last 10 days the following Mother Nature induced issues have affected many properties. - Heavy rainfall revealing roof leaks
- Sump pump failures causing basement and crawl space flooding
- Very high winds producing uprooted trees and siding pulled off properties.
We are your fiduciary and when the value of your property is threatened we will first protect it and your tenants. As quickly as damage is mitigated and assessed we will be to you with a report. We will act in your best interests always. We have no mark-up on these repairs so we have no incentive to do anything but treat your property as if it were ours. The management of these incidents are covered in your management fees.
Owner Inspections
We are calling these "owner" inspections because they are initiated by the owner. Most of the time these are inspections for contractors, insurance, and appraisers.
If your property is occupied we need at minimum 48-72 hours to provide access. In our lease, and in state tenant rights laws, tenants are allowed 24 hours notice for the landlord to be granted access. It is unacceptable, and creates severe liability issues, if one of these parties shows up and wants to see the property without the proper notice. We would not be writing about it today if it had not become an issue.
So please remember to allow us time to locate and give the proper notice to any party needing access.
