Friends As we enter the holiday season we begin our planning for the next year. It seems a little more challenging than usual when we consider where we sat a year ago. Nobody could see what 2020 would bring that basically took our business planning into an entirely different direction. Our efforts in December turned out to be a guide for addressing the year that unfolded. It is for that reason I believe there continues to be a place for planning.
One thing to note- the Indianapolis Rental Assistance program has stopped taking applications as of December 2. The program was funded through the federal Cares Act and began in July in Indianapolis. Tenants who applied with a COVID hardship, and landlords who agreed, could receive funding for up to three months of rent. As of December 1 the program had distributed $26million to 12,202 households.
We received 73 applications. We did not keep records of approval rate but will estimate that 75% of these were approved. As an owner, you know if you received funding. We made one last plea to tenants who were struggling this week to make application and eight last minute applications were received. In the next 30 days we will know if they receive approval.
Is this the end of the program or a temporary hold? This is a question for Congress and further relief efforts. As opposed to the CDC eviction moratorium (currently scheduled to end 12/31/20) this effort put funds back into rental owners accounts.
Lets hope that logic continues for any further relief efforts.
