Subject: How Your Tenant Handles An Emergency

We Are Back!
Last month we announced this newsletter to our clients and sat back to see what happened.  The feedback received was enough to convince me that there is at least enough curiosity to do another one for July.  We mentioned the reports feature of your owner portal and had an uptick in clients asking more in-depth questions about these reports.  So it appears a short-simple monthly message from us is welcome for your inbox.

Of course, you can always unsubscribe below if it is not.

The goal for this newsletter is to share some snippets of information you will find relevant.  I also want to give you some insight into how our relationship works and  what else we can do to improve your real estate investing experience.

I hope your summer is going great!  I am on my way this weekend to a family reunion that has been held for 26 years in Arkansas.  We hold it every other year.  My family, from my Dad's side, is from Texas so this is supposedly half-way.  Despite my family always sharing that we have to come a lot further than half-way, the tradition has become burnt into our fabric.  When the 4th of July falls as a weekend holiday, we hold the reunion on the 4th.  It is always about 100 degrees so we are either in the water or inside visiting!

I hope you too will have time over the holiday weekend to relax and enjoy family and friends.

Emergencies?

Your tenant will have situations that they believe warrant an emergency.  The truth is that a very small amount of these calls are truly emergencies.  I would rather a tenant call if they think it is an emergency than leave it to them to decide.  So, we have an after-hours/holiday emergency service staffed by real property managers.  In the case of a real emergency, they are ready to dispatch assistance to protect your property and satisfy your tenants

3 Step Process Simplifies Rental Rehab Decisions
At some point, you are going to be faced with rental rehab decisions.  It may be converting the home where you live to  a rental.  Or you already rent and the turnover of tenants forces decisions.
You will be faced with considering what repairs, improvements, or maintenance will best help to bring the highest dollar rent.  The list and its potential ROI (return on investment) should be considered in respect to the current market reality.

The following three-step process is one we have used for over 20 years to simplify rental rehab decisions for non-occupant owners.
