| | Happy Memorial Day Weekend!
Normally, this weekend is the biggest weekend of the year in Indianapolis. Close to 300,000 people attend the Indy 500 and a large portion of them are out of town visitors..staying in hotels and short-term rentals, eating in restaurants, and boosting our economy.
Of course, as we all know, this year is not normal and there is no Indy 500 this weekend. Instead, the city is hoping that a late August date will provide the same economic impact. It seems unlikely. I think most of us are now wandering if fans will even be in attendance.
Like everything, nothing is the same. Except for people and more and more we are gaining our freedoms back. Whether it is dining at our favorite restaurant by sitting in the middle of a newly closed avenue, or visiting a park, there is more to look forward to.
So, there is mostly good news this week. The state of Indiana even moved up it's date to enter Stage 3 to Friday May 22 (from May 24). But with every bit of good news, there has to be a little bit of news that humbles us. Challenges our ability to successfully manage your properties. Unfortunately, I need to now share some disappointing news.

| Eviction Moratorium Extended..For Last Time?
On Wednesday Gov. Holcomb extended the eviction moratorium until 11:59pm on June 30. We are hopeful at that time, with the exception of properties with government insured mortgages, that we can get some very long over-due cases scheduled in the courts for possession of properties.
For the first time since March, we are no longer prohibited from filing emergency evictions in cases where there is immediate risk of injury, loss or damage to property. We are monitoring this in the properties where there has been a lengthy time with no payments. One option for owners is offering cash for keys to tenants. The reason we have not been recommending this course is we are kind of negotiating with ourselves in that tenants have not been put on notice that these moratorium will be ending anytime soon. So the cash it might take to take back a residence might have exceeded normal cash for keys in that it would have to be the value of at lease one (maybe two) months or rent payments. And I don't think any of us saw the moratorium lasting until July.
We will again in June begin the process of getting delinquent properties in position for a quick filing on July 1. |
| Some Good News!
During these unprecedented times, we have been busy working on ways to improve and grow our business. First up was improving our level of customer service.
In an effort to do so, we have set up one centralized mailbox for our Owners, Owners@WILMOTHgroup.com.
You no longer need to email anyone personally on the team or copy various team members on emails. This mailbox is monitored closely by a traffic controller and will ensure you get a quick and timely response from the team member that has the knowledge base to answer your questions.
This will mitigate delays of communication because a team member is out, in a meeting, on vacation ,etc.
The Owners@WILMOTHGroup email box is monitored by a Wilmoth Team Member.
We have also set up a similar email for our tenants in the hopes it will also improve our ability to service their accounts.
