Indiana to Stage 5
Indiana was planning to have a big 4th of July celebration as we re-opened fully to Stage 5 on the 4th. Well, like so many things this year....that didn't happen.
Big news this week though is that today (9/26/20) Indiana is moving to Stage 5. One big caveat- with a mask mandate. Those pesky masks have become the best weapon we have against COVID and love them or hate them..they are here to stay. For a while anyways.
A mask is a small inconvenience if it allows us to open the economy and get kids back into schools. So lets don a mask and have fun!
Small Landlords Taking The Hurt From Eviction Moratoriums
Brookings Institution has an interesting article that provides some specific details on why this there is a need for rental assistance for landlords..now. A significant percentage of landlords depend on their tenants rent in order to pay their debt (they are not independently wealthy). In fact, 30% of all landlords earn less than $90k annually. And for many of these rental income comprises 20% of their income.
One interesting proposal- expand the Housing Choice (Section 8) program. In this way landlords would receive their rent payments and needy tenants would be eligible for assistance. The tradeoff for many landlords though is the demands in the Section 8 program with regard to the maintenance and repairs of properties.
What do you think? Would you trade off some extra repairs on your property to have the promise of a monthly rent payment? If so, let us know at owners@wilmothgroup.com. We are actively involved in the Housing Choice program and other assistance programs. Owners who have been willing to participate in these programs have mostly enjoyed smooth sailing this year.
We can make it work for you too. |
