There have been a few questions and we will try to address those below.  We are all hopeful that the constant talk this week of re-opening the country means we are going to come out of this sooner than later. 

Your Tenants

As of April 17, we have 37 hardship requests out of 707 tenants.

It is interesting to note that in our portfolio of managed properties, with the April rent payments, we are at 82% current ( an increase of 10% from last week). This is in line with a survey released by the NARPM (WILMOTH is a member) where it was found that 60% of the 1094 property managers surveyed reported 80% or more of their portfolio was current.

Our opinion continues to be that May will likely see further increases in delinquencies with improvement occurring in June. As people get back to work with stimulus funds in hand we believe the portfolio delinquency numbers will gradually return to normal throughout the summer.

Pizza and Groceries For Tenants

We continued our outreach to your tenants by delivering pizzas and grocery cards to the tenants we believe may be hardest hit by this crisis.

As of today we have delivered 30 pizza's and 30 grocery cards to a total of 60 different tenants.  We have continued the program daily with delivery from different team members and  utilization of delivery services. 

Indiana "Stay At Home" Orders

As expected, Friday, Indiana extended our Stay At Home order until May 1. The indications are that around May 1 there will be the first phase of some loosening of the order. It has also been made clear it will be some time before we are allowed to gather again in crowds (sports, bars, etc).

Hopefully in the next 10 days we see cases and deaths begin to decline. It has not happened yet.  This week has been the worst here in both of these measures.

Some non-COVID 19 news:

Spring Has Sprung And The Grass Is Growing!!

It is back to mowing season and we all know that the inspectors love to cite yards that are not cut!  They mail those citations and give you a deadline that coincides with the first possible day you can receive the mail!  Then we all go into a panic to avoid that $350 cut!

To review, WILMOTH will mow every vacant property and every mutli-family (3 or more units) using our mowing crew beginning immediately.  If you have your own crew please let us know and we will take your property off the list.  Just remember then that when it is leased, if it is a single or duplex, tenants in a WILMOTH lease are responsible for the mowing. 

We are out monitoring properties but through 25 years plus, we know that the inspectors are very aggressive on this.  If you receive a citation, please get the actual document to us immediately so we can address.  If it is a lease violation, we will cut and charge the tenant. 

Property Taxes Are Due May 10

Statements have been sent by the local Treasurers office.  If you have not received, we recommend you contact them to inquire.  Here is a link to the Marion County treasurer and their contact information.  

Owner Portal Issue

In the last week we became aware of two things regarding the owner portal.  

1. You really do use it and like the Rental Owner Ledger that has been a link on the left menu under the "Rental Owner" heading
2. If you click this link you are sent to a "Oops!" message and not the Ledger

We reported this issue to the software vendor 10 days ago and as of today it has not been resolved!  I think there is an explanation for this.  It is going to involve understanding why they are not prioritizing this link disappearing because it is a duplicative option. 

The Rental Owner Ledger is essentially a detailed Rental Owner statement obtained from the Reports right hand menu.  Upon clicking on the "Reports" menu then choose the Rental Owner Statement.  Then be sure to enter a checkmark for the "Transaction Details" and pick your date range.  The resulting information is the same as you had been receiving on the Rental Owner Ledger. 

We wrote a step-by-step post on using the Rental Owner statement that will give you more details.  You may want to review it if you are having any issues obtaining this information.
