Luxury Homes Weekly 360th Edition - May 20, 2017 |
| Over the years, I've noted in this newsletter that Zillow's valuations are wildly inaccurate - many cities with median error rates of 15-20%.
Well, those inaccuracies are now going to be at the center of litigation. An angry homeowner contends she can't sell her home for what it's worth because of an egregious error.
Zillow is the author of its own misfortune here. It's bad enough that the numbers are inaccurate, but to not correct the error, or remove the house from their system... Not very friendly.
Hopefully this lawsuit, or others like it in the future, will spur Zillow to either improve its accuracy, or give homeowners the ability to opt out.

| | The CEO of one of the largest real estate firms in the US was quoted as "freaking out" about the low inventory situation throughout the country.
Readers of this newsletter won't be surprised, we've been talking about the housing shortage for years. It's not going to get any better anytime soon, with construction far behind demand -- and tons of 20 and 30 something people dying to move out of their parents homes.
According to CNBC, 25% of homes around the country sold above list price in April. Phoenix isn't seeing that type of competition, yet. But don't be surprised if we see it here in the coming year, for the most in demand price points. |
