Pocket listings are a big deal in the world of luxury homes. I've seen estimates as many as 20% of luxury homes in some cities are sold without hitting the market.
As a seller, it can be a tough decision. Why would someone not want full exposure after all? This article talks through some of the pros and cons.
I will add my two cents to something specific to Paradise Valley luxury real estate: we are a highly cyclical market. Any listing with a lot of days on market is going to sell well under asking price. So, you don't want to "start the clock" when we're in the low part of the cycle.
This time of year is slow, historically. However, sellers can take heart in the fact that buyers who are out looking now are generally quite serious.
I've had great success marketing homes before they hit the MLS. Earlier this year, one listing in Paradise Valley had 40 qualified showings, even though it went on MLS well into the second half of high season.
