Closings
Sales in Paradise Valley were quite brisk despite the summer heat at $13.5 million. We are now in the final surge of activity as families buy and close upon homes prior to the start of the new school year. Expect to see closings drop as we get closer to school starting in August.

For this week, the average sale was $1.7 million and the average price per square foot was $331. These prices are especially healthy given a weighted average year of construction of 1982. In other words, people paid $331 psf for homes that were on average 31 years old.

New Listings
This week's 9 new listings range from $569k million to $2.2 million. There are two homes this week that I recommend seeing sooner than later:

Excellent, Well-Priced Remodel
Located in a prime neighborhood near Scottsdale & McDonald, this 4400+ sq ft home was remodeled to a high level of finish. Open kitchen, Siberian oak floors, and bright great room. Good value here at $1.6 million.
