Closings The week was dominated by older properties, with an average sale price of just $1.25 million and $312 per square foot. The average age of homes sold was 29 years, and the total volume was $8.8 million. Listings This week brings 8 new listings, from $500k to $2.4 million.
As with last week's listings, there's nothing I recommend running out to see. Several homes have potential, but there's nothing that jumps out as extreme quality and/or value. This often happens as temperatures rise, and the quantity of new listings decreases.
However, off market properties are abuzz. Especially as we get into summer, sellers want to "test the waters" without putting their homes on the MLS. To see the latest unlisted "private sale" properties, please click here.

That's all for this week, I'll be back next week with all the latest in Paradise Valley real estate.
Have a wonderful Memorial Day holiday!
Sincerely, Alex Goldstein (480) 442-7325
