Closings Last week closings fell off a cliff, with only 3 homes and under $4 million total. We usually have a dip around this time of year -- seasonal residents are long gone, and many families want to relocate well in advance of school starting in August.
However, contrary to this week's statistics, I have noticed an unusual level of activity, with numerous clients reaching out to take action despite the heat. Fear of higher mortgage rates may well be the driver of this activity.
It will be interesting to see whether closings pick up, or remain in the summer doldrums. It certainly is an advantageous time to buy when there is less competition.
Listings There were only 6 new home listings this week. Prices range from $750k to $2.1 million.
Two listings are starter homes with good finishes at prices that would be compelling, except they're located next to roaring traffic on the busiest roads.
