Subject: Paradise Valley Weekly - 28 New Listings, What Everyone Should Know About Arizona, and The Ultimate Real Estate Blunder

Before we get to this week's whopping 28 new listings in Paradise Valley, there's something that everyone ought to know about Arizona. It really is one of the most beautiful places on Earth. For those of us who live here, it can be easy to get caught up in being busy and forget how amazing it is. For those who have never been, or only spent a short time, there's so much to explore that's beyond words.

Fortunately, one man has captured many of the wonderful things one can see in Arizona, all in just 2 minutes of spectacular time lapse video.

After you've watched that spectacular video, here's something to bring you down to Earth: a builder built a home on the wrong lot! Two surveyors surveyed the land, and despite all the modern "gee whiz" GPS technology they both got it wrong. The builder went ahead and built a lovely home in the wrong place, and now the happiest people in the neighborhood are the lawyers. So many people to sue! So much confusion! While this story may sound far fetched, I have actually encountered multiple errors of surveyors in my real estate career. One in particular I recall when a surveyor neglected to put on the survey that the parcel was in a FEMA (Federal Emergency Management Agency) flood zone! Something that's "slightly" important to know when building structures on a property.

While these sorts of egregious errors are rare in Paradise Valley, this serves as a reminder to (1) never choose your surveyor/inspector/engineer based on price; (2) work with an experienced agent.

Closings
This was a very interesting week in Paradise Valley real estate. Yes $14.5 million is a healthy week of closings, but that's not what really caught my eye. Rather, what's quite noteworthy is that the least expensive sale last week was over $1.4 million. Normally we will see at least a few properties on the lower end of the price range, be they teardowns, or in sub-par areas. So quite a strong week, though one has to dig a bit beneath the surface to see that. The average was just over $1.8 million and $344 per square foot. The weighted average year of construction was 1991.

New Listings
There were an unusually high number of new listings in this past week -- 28 -- ranging from $1 million to $16 million.

As long time readers know, I am tough to please, and don't generally recommend a lot of homes. However, there are quite a few this week that look very interesting, so I encourage you to look at the entire week's listings at the link below.
