Subject: Paradise Valley Weekly - 18 New Listings

In stark contrast to the previous week, we are "off to the races" once again -- 18 new listings, and healthy closings including a $7.7 million home. There is also a buzz in the air, lots of showings, and numerous buyers looking seriously. Given that most seasonal residents have yet to return to Arizona, it's looking like this will be a strong season for luxury homes.

Before we move on to the latest in Paradise Valley real estate, there's one national story that's noteworthy. The Wall Street Journal reported that only 2.8% of luxury homes are underwater (i.e. mortgage debt exceeding value). Quite a contrast from just a few years ago. Closings
There were $11.4 million in closings last week, the bulk of which from just one $7.7 million home. The average price per square foot was a whopping $408, skewed by the high price paid for the estate. The weighted average year of construction was 1993.

New Listings
18 new listings last week, ranging from $825k to $25 million. The homes I recommend:
