Closings
Slow week of closings in Paradise Valley last week, not surprising as temperatures rise. There were just $5.8 million in total sales. The average price was just under $1.2 million and the average price per square foot was $330.
It's noteworthy that this was a mix of older homes, with an average age of construction of 1982. Given the age of these homes, the pricing is strong.
Sales always slow in the summer heat, and it will be interesting to see if this is the beginning of the slow down, or just a fluke. We've had a record number of $3 million+ homes sell this year, and as I've written in previous newsletters those buyers are the ones most likely to be gone in summer.
New Listings
This week's 14 new listings range from $675k to $3.65 million. The ones that are especially noteworthy:
