This week, we see something we haven't seen in Paradise Valley for quite a while: a bank foreclosure.
Most bank foreclosures are offered "as is" but this one was inspected, repaired, and offered with a warranty. The bank is asking just under $2.2 million, it has golf course and mountain views, and quality finishes.

Closings Closings have been running slow the past couple of weeks, and this week the records are showing zero. That's never happened in the years I've been writing this newsletter, and am investigating this to be sure it's not a glitch. I'll report back next week with 2 weeks of data if that's just an error. Listings We have 13 new listings in Paradise Valley, ranging from $799k to $10 million.
Pricing seems a bit more realistic than some of the homes listed recently, i.e. a better mix overall. My top picks this week, in addition to the bank foreclosure mentioned above:
