Your loyal author is going global: the Huffington Post has offered me the opportunity to write for them! My first article is here, I won't reveal what it's about other than it's an important matter that affects everyone, and it's not real estate. I'll write about real estate and other topics in future articles. Hope you enjoy it. Incidentally, this article was so popular it has already been translated and posted in their German edition.
Getting back to Paradise Valley real estate, there's been a noteworthy increase in seller financing opportunities. A number of sellers are tired of earning little or no interest, and are content to carry a note on their property. If you have been wanting to buy, but the banks are making you jump through too many hoops, we should talk.
Finally, there's a fantastic article about ordinary people renting their homes in the Wall Street Journal. This is especially relevant for homeowners in Paradise Valley, with the massive opportunity we have for seasonal rentals. The last time Superbowl was in town, numerous homeowners made small fortunes. With Superbowl back soon, the opportunity should once again be superb. Click here to read the Wall Street Journal's coverage. |
| Closings There were over $9.2 million in closings last week, ranging from $1 million to $4.25 million. The average price was just over $2.3 million and $374 per square foot. The weighted average year of construction of this week's closings was 1995.
*** OFF MLS Hillside Contemporary If you are someone who appreciates contemporary design, and wants a turn-key home with views this is a must see. This home backs to the Preserve so no homes are above it. Located at the top of Biltmore Mountain Estates, it was meticulously finished to the very highest standards of interior design. No pictures can fully capture the attention to detail, it must be seen. Get an advance look at this home before it goes on the MLS. Offered at just under $2.8 million. --> Please click here for pictures
*** New Listings There were 11 new listings in this past week, ranging from $975k to $2.6 million. The standouts this week are both remodel/teardowns:
1.75 Acres on Doubletree Road There's currently a 3 bedroom home on this prime property, which you can remodel and expand -- or more likely tear down and start anew. The value here is in the land. Offered at $1.4 million
Original Owner Mid-Century Modern Home Not often do you see an architecturally significant home from 1966 offered by the original owners! This 3,100+ square foot home begs for an update, but the style and the spectacular views make it quite compelling at the asking price just under $1.2 million.
