Lenders are loosening the purse strings, as the refinance business plunges. In essence, they need the business. Now is a great time to be talking to lenders, if you've been on the fence. The Wall Street Journal's coverage of this matter can be found here.

Closings
Paradise Valley had a a very healthy week of closings with $11.1 million in total sales and an average price of over $1.8 million. The average home sold for $356 per square foot with the average year of construction being 1998.

Sales ranged from $615k to $3.3 million -- nothing up yet another closing in the $3 million+ range continuing the trend of very strong closings in the super luxury tier.

We have now had 15 closings over $3 million in Paradise Valley so far this year vs. 7 during the same period in 2013 -- and 2013 was a superb year for PV and the real estate market overall. So while we are seeing inventory increase in PV and the mid market is slowing, there's resilience at the top end of the market.

New Listings
This week's 11 new listings range from $639k million to $3.2 million. The homes that are especially noteworthy:

Ultra Contemporary Architectural Gem
This home will appeal to those who like European style strict contemporary architecture. The kitchen is an impeccable example of this style. The home is centrally located on a flat lot with views. Offered at $3.2 million.

Family Home on Large Lot
This 4 bedroom single level home is on a large (almost 52,000 square feet) flat lot, with green yard and plenty of space to expand or build a guest home. This is a home that move-in ready, and also offers potential for growth. It's very fairly priced at $1.33 million.
