Closings
Big jump in sales to $11.9 million from the prior week's paltry $3.1 million. The average price was just over $1.7 million and the average price per square foot was $392. We had another closing over $3 million adding to the record total for $3 million+ closings this year. It was a younger mix of properties selling last week versus prior weeks -- weighted average year of construction was 1991.

New Listings
This week's 11 new listings range from $911k million to $2.2 million. Two picks this week that I recommend making an effort to see:

Santa Barbara Custom Home
Single level 5 bedroom home large enough to accommodate visitors, and well situated for entertaining. This home has broad appeal and thus is likely to sell sooner than later. Offered at $2.2 million.

Bill Tull Southwestern Home
This charming home was originally built in 1952 and has been expanded and remodeled over time -- and retains its authentic charm. A wonderful home for someone who appreciates this style, the home is just over 5,300 square feet, has a separate guest house, and is on a flat lot. Offered at $1.7 million.
