Jumbo lending shifted into high gear in 2014, there was even a time in late summer when jumbo loans were cheaper than conventional. The Wall Street Journal just covered the changes we've seen in the past year in this article.

Despite the fact that there are many banks falling all over themselves to get jumbo lending business, there are still a lot of lenders who fumble the ball in the end zone. Before you proceed with a lender, it's best to talk to someone who has had recent experience with the lender.

Talk is cheap, it's the lenders that perform as promised, on time, that we want. It's just not worth the aggravation of dealing with an unknown quantity to save 1/8th of a percent. Closings
Just 3 homes closed, but unlike prior weeks these were new homes at high prices.

The average price was just over $2.4 million with an eye-popping average price per square foot of $642. The weighted average year of construction was 2012, which accounts for the high sales prices.

Listings
11 new house listings ranging from just under $650k to $7.5 million.

As I wrote last week, we've been seeing a lot of ho-hum properties at questionable prices hit the market this year -- sellers hope the rising tide will lift all boats. Sadly that trend continues this week. 

What I see are decent homes selling at ultra premium prices. A home with medium grade finishes and no views shouldn't be priced at $3 million. So, please feel free to explore this week's new listings, and suffice it to say that I believe most of them require price adjustments. Consequently, this week I see no new listing that I would single out as a "must see" quickly.

I highlight again the contemporary home I highlighted last week, because it's finished to the highest standards and is priced where it should sell. It's not in Paradise Valley, it's just a few hundred feet over the border and it is absolutely worth a look:
