There is a home on top of Camelback Mountain that is not on the MLS and is exclusively available to readers of this newsletter. The seller is an extremely successful and high profile business owner who prefers a discreet sale.
When I say that this home is on the top of Camelback mountain, I am being quite literal. This home has nothing above it but a rock surface of Camelback, which is part of the property. This exceptional lot is north facing, and shielded from the western sun, providing perfect exposure, privacy, and glorious views.
A home on top of Camelback with unparalleled views is rare -- one that also boasts privacy with these views is a once in a generation opportunity. Long time readers of my newsletter know that I am not prone to hyperbole. There are only handful of homes on Camelback Mountain that are at the top with no one looking down on them. They do not come to market often, as they are usually where someone builds their dream home and lives in it for decades. Furthermore, only a fraction of the homes at the highest elevation are in Paradise Valley, the rest are on the less desirable side of Camelback in Phoenix with southern exposure.
Here is the catch: this exceptional home is not turn-key ready for you to move in. The finishes in the home are dated, and frankly just not up to the majesty of the lot and the views. The house is in good shape and shouldn't require major investments in the structure. It's also large enough to accommodate families and has more parking than most hillside homes, so expansion shouldn't be necessary for most purposes.
This property begs for someone to use it as a blank canvas to project their vision of an epic dream home. If you invest a few months and a few hundred thousand dollars, this can be one of the most unequivocally spectacular homes in the entire city. There is no better place to invest in a remodel, because there will always be demand for a home in this extraordinary location.
In sum, this is the Paradise Valley equivalent of a New York penthouse with views over Central Park, it has enduring value that transcends the generations.
