I want to share a story of an unfortunate experience that has
become quite common. A terrific home in Scottsdale that was
completely turn key came on market a few days ago. I took
my client to the home the first day it hit the market, and she
gasped as soon as she walked in: "This is IT!" We immediately
wrote a contract at full price.
The sad punch line is that full price was not enough! Another
offer, also full price, came in the first day on market
as well. It was cash. And they even offered a non-refundable
deposit, which is crazy because they'd lose the money even
if an inspection showed serious flaws with the home. I have
not seen this sort of behavior in years, and it points to the
desperation of buyers.
It's worth noting that this home was not a foreclosure nor a
short sale. Just a traditional sale and it was as busy as an
airport first day on market.
So, please permit me to reiterate: if you see something you like,
please call me IMMEDIATELY. I assure you that anything of
quality that's at a fair price will go very quickly. It does
not matter what type of a sale it is, the market is acutely aware
of the lack of great inventory, and your competition is ON it.

This home is partially remodeled, and could use some more
work. Over 3800 square feet on an acre just north of Lincoln
for just $625,000.

probably warranted. Priced to move quickly at $1,290,000

4 bedrooms, a guest house, and a pool. The asking price is
$1,695,000 for 4,677 square feet, which is in the mid-range
of values. This is for someone who prizes quality and wants
a turn key home requiring no work.
Large Estate in Gated Community
Over 10,000 square feet built in 2010 for $3.5 million. That's
a lot of home for the money. The backyard is well suited for
someone who wants a "lock and leave" home with extensive
hardscaping. City lights views, walnut floors, chef's kitchen.
