Last week, the largest closing in Paradise
Valley happened to be one of your fellow
readers of this newsletter, a spectacular home
in Judson which closed at $3,525,000.  I'm proud
to say that we negotiated a discount over
$1 million from the asking price, and also got
a substantial amount of furniture and electronics
included in the deal, thus securing a discount
of $1.2 million in total.

This sale was an extraordinary bargain that was
dramatically cheaper than the last sale in Judson,
and for a home that was of better quality.  It goes
to show that even in this rising market with
shrinking inventory, there is no substitute for
good old fashioned negotiation.  Persistence,
timing, and research make all the difference in
any market.

This week, the inventory situation remains the
same with 9 closings and 9 new listings.  The best
of the bunch are:

Handyman Special
So how does one buy a lovely 7,000 square foot
home for a million dollars in PV these days?  Why
buy a fire damaged home of course.  All kidding
aside, for the right buyer this could be a great
opportunity.  Come in with your contractor, or I
can introduce you if you wish, and we can run the
numbers.  I would pencil this out to save at least
$500,000 from a comparable home that's completed,
and if they won't bite then walk away.

Mid Century Modern Family Home
Tastefully remodeled in 2008, this home offers mid
century modern style without compromise.  Teak

and it's located in Mountain Shadows.  Great for
families and entertaining.  Offered at $1,435,000

house, caretaker's cottage, a studio, and a
7 car garage.  Offered at just under $6 million.
