There's quite a lot to report this week, so
I will just get right down to business...

Closings Last Week
Sales were way up last week with 8 homes
closed for a total of $15.6 million in sales,
up from the prior week's total of $4.5 million.
That's a week-to-week increase of almost 250%.
While one week does not a trend make, I'm
going to call this the official start of autumn.
People are back in town, and they are ready
to take action.

Closings ranged from $400,000 for an older
home just off Shea to $3.5 million for a
stunning custom estate on Mockingbird.
Most importantly, average sales price per
square foot was very strong at $377.  Given
the larger number of sales and dollars involved
this is significant, indicating that prices may be
coming up in Paradise Valley after a long time
lagging the rest of the market.

New Listings This Week
9 new listings to replace the 8 that just sold.
Among them are the second most expensive
listing in Paradise Valley, and a tiny short sale
that went under contract first day on market.

Here are my top picks this week:

Secluded Ultra Modern Paradise
The architecture is "love it or hate it" and for
those like me who appreciate modern style,
it's wonderful.  The home offers exceptional
privacy and seclusion, in addition to exquisite
finishes throughout.  Amenities include a
tennis court, basketball court, and a pool
with a true resort feel including a cabana.
Offered at just under $3.6 million, for the right
person this will truly be a "once in a lifetime" find.
Also, at 10,000 square feet this home offers
considerable value.

Fixer Upper on 2.5 Acres
This mid-century modern home is begging
for renovation and expansion.  The 3,400
square foot home sits on a 2.5 acre lot with
superb views.  Offered just under $1.5 million.

Bank Foreclosure on 2 Acres
Fantastic location just north of McDonald,
close to Sanctuary resort.  The home was built
in 1955 and while it appears that it's been
remodeled in the interim it will likely need
considerable work.  But given the location
and lot size, there's real opportunity here.

Santa Barbara Estate with Views
5 bedroom home built in 2007 has theater,
wine room, gourmet kitchen, and a spacious
6 car garage.  9,000 square feet on over 1
acre offered just under $3.5 million.

22,000 Square Foot Mansion
Brand new construction on 3 acres, the guest
home is over 5,000 square feet. Amenities
include indoor basketball court, home theater,
wine room, and a stunning pool.  For someone
who wants massive scale and is willing to pay
for it, worth a look.  Offered at $16 million.
