newsletter, taking into account the terrific

newsletter an absolutely indispensible resource
for Paradise Valley real estate, and your help

Closings Last Week
The bargain hunters were out in force last week,
closing 9 deals since last week's newsletter.
There were just over $12 million in sales at an
average sales per square foot of $279. This lower
per square foot number from recent weeks was
skewed by a large short sale in Fanfol Estates
and several older homes in need of work. So,
even in our down weeks, we're seeing per square
foot numbers well above the 2011 average of $267.
Furthermore, the quality inventory continues to
move quickly, with 2 of these homes on market
just one week or less.
New Listings This Week
A whopping 17 new listings this week, as sellers
get ready for the snowbirds to come back into town.
There is great variety, with prices ranging from
$600k to over $2.7 million, and lot sizes from just
8,000 square feet to over 1.5 acres. Regrettably
many sellers are swinging for the fences with their
asking prices, but with inventory down this may be
the new normal in Paradise Valley. It will be an
interesting fall. Below are my top picks this week.
Elegant Manor with Epic Views
This home takes full advantage of the gentle slope
on which it sits, with panoramic views throughout.
Offers details designed to impress, but not
overdone - tasteful use of finishes like Brazilian
cherry, and canterra stone. This home was rebuilt
in 2009 and is completely turn-key. Truly a "wow"
home, this is offered at $2.75 million.
Distressed Sale in 5 Star Resort
The luxurious Montelucia Resort offers world class
amenities in the heart of Paradise Valley, including
one of the most renowned spas in the city. Here is
a chance to buy that lifestyle at a price rarely seen
at just over $1.3 million. This includes over 4,300
square feet of luxurious interior with great attention
paid to details. Plus the sellers are also offering
to subsidize the monthly HOA for 3 years with the
purchase. They really want it sold, and for someone
looking for a turn-key lifestyle this is a great
opportunity.
Camelhead Estates Stunning Views
Camelback Mountain views are exceptional from
this home located in the prime Camelhead Estates
community. The home was remodeled extensively
and feels brand new. Over 5,300 square feet,
fantastic negative edge pool looking out on
Camelback, a 4 car garage - this really is a great,
practical home for families and entertaining.
Don't delay if you are interested, this home is offered
at $1.8 million.
Short Sale on 1.7 Acres
5,700 square feet built in 1998, a guest house,
pool, and more set on 1.7 acres. They are asking
$1.7 million for the property but frankly I think we
can do better in negotiations for reasons I can
explain when we speak. Of course I must mention
the usual caveats with short sales: you'll have to
act fast to get in, and the escrow could be a long
and bumpy road.

because the home had gone temporarily off market.

So Private Howard Hughes Would Have Loved It
This privately gated estate has hundreds of trees
blocking views into the property. The Tuscan style
home offers ample space at almost 5,800 square
feet, several outdoor entertaining spaces, and a
40 foot pool. Plus a 5 car garage and guest house.
A lot of home offered at just under $1.7 million.
