Just a reminder in case you missed my
bulletin this weekend: the 3.8% tax is
coming in January, regardless of whether
Romney or Obama win the election. So,
if you have property with substantial equity
be it real estate, stocks, or a business
you were planning to sell in 2013 you
may want to consider selling before year end.
Talk to your CPA, in the interim I am
happy to send along the PDF outlining
the details of the tax, just send me an email.

Closings Last Week
There were $9 million in sales last week,
9 homes total at an average price of $308
per square foot.  The PSF numbers are down
from the prior week at $377 due to the
mix of properties, with most of the homes
sold being old.  Fixer uppers are selling
quickly as savvy buyers seek value.  Prices
ranged from $625k to $2.2 million.

New Listings This Week
9 new listings to replace the 9 that just sold,
leaving inventory unchanged.  Here are my
favorites this week:

6 Acres in the Heart of Paradise Valley
The 4,400 square foot house build in 1987
is virtually a footnote to this story: 6 acres
located just south of Lincoln off Palo Cristi.
Very rare and enormous potential to build
a secluded estate.  Offered at $6 million.
