Closings Last Week
Another very strong week following the prior
strong week. $16.3 million sales volume with
an average price just under $1.5 million. Now
here is the really interesting part: price per
square foot was $323 and average year built
was 1977. So we're seeing higher prices even
as buyers shift into older homes. It's all part
of the inventory squeeze, and fits in lock step
with what I've been observing in this newsletter
for over a year.
New Listings This Week
There are 19 new listings this week, ranging from
$689k to $5.5 million. It's a better selection than
the average week, with even yours truly this picky
agent finding quite a lot of to like. Take your time
with the listings this week, don't breeze through
them.
Here are my picks for quality and value this week:
Mid Century Modern Masterpiece
Paul Yeager designed this dramatic mountaintop
residence in guard-gated Clearwater Hills. The
views and the lines of this home are quite special.
At 5,000 square feet this home offers plenty of
room for guests and entertaining. I do see some
cosmetic details that suggest there's some work
to do, and it does not have a pool. Nevertheless,
for someone who appreciates this style it is a gem.
Offered at $2.65 million
Ranch on almost 2 Acres under $1.5 million
This traditional Arizona ranch style home is very
warm, and boasts almost 2 acres of flat land.
Located near 32nd St and Stanford, it's a short
walk to the amenities of the Biltmore. There's
a substantial amount of value here at the asking
price just under $1.5 million.
Beverly Hills in Paradise Valley
An opulent home built in 2000 in the style of
a California mansion, it is privately gated and
offers 7 bedrooms to accommodate plenty
of guests. Seller will offer creative financing,
and even consider a trade. Long time readers

Handyman Special
Anything under $1 million moves quickly these
days, and this is bound to be no exception. This
is an acre lot within a 2 minute drive of Scottsdale
Fashion Square. The home is 3 bedrooms just
over 1,800 square feet, and definitely in need of
work. Use the existing bones, expand it, and you
have a very fine home. Will go fast, offered at
$689k.
Remodel/Teardown Opportunity
Terrific views and a livable home just under
$1 million. If the size of the home suits you,
remodel it. If not, expand. Great potential
here in a prime location.
Large Estate on Immaculate Lot
Over 11,000 square feet sitting on a pristine
1.7 acre lot on Mockingbird, this is a dramatic
estate. Built in 2009 it is in impeccable condition
and offers all the amenities one would expect
from a home of this magnitude and some extras
like a koi pond, and an 8 car garage including
below ground parking with a private elevator.
