Subject: Paradise Valley MarketWatch - 18 New Listings - including 4 Bank Foreclosures
Hi Friend,
Well it's off to the races this week, with
the highest number of new listings we have
seen all year. Also, there were less than
half as many closings last week as new
listings, so we have a nice bump in inventory --
which we needed, it's been slim pickings out
there.
Please don't forget that I will provide you a
detailed report on any property you wish, with
even more information than the MLS. Just give
me a call or shoot me an email with the MLS
number and I'll put together the report. It's
much better than the standard MLS report,
so please don't hesitate to take advantage.
Closings Last Week
There were $8.6 million in sales last week,
7 homes at an average price of $1.2 million.
Average price per square foot (psf) was up
substantially at $360 vs $276 the prior week.
The premium pricing is due to a newer mix
of homes, and some large/premium lots.
Prices ranged from $925k to $2.15 million.
New Listings This Week
Not only do we have 18 new listings this week,
we have "special situations" galore as
people and institutions move to make things
happen by year end. This week includes 4 bank
foreclosures, 2 probate properties, and a
short sale.
Please note that the highest price listing this
week (just under $5 million on Cheney) is not
a new listing. Same agent, same house, but
they pulled the old listing and created it under
a slightly modified address to make it look new
and reduce the days on market. Sneaky tricks
smack of desperation, so if you've had your
eye on this house might be worth opening the
negotiations now. The house is owned by
a certain famous football player who took the
Cardinals to the Superbowl.

look ASAP:
11,000+ Square Foot Mansion Bank Foreclosure
If you've been reading this newsletter for any
length of time you know I'm not prone to hyperbole -
this is a SUPERB VALUE at $2.7 million. It offers
too many amenities to list including two guest houses,
media room, chef's kitchen, and even its own hair
salon. The only downside of this home is proximity
to Lincoln, but it's located in La Place so your
street will be very tranquil and beautiful. At
this price, it's clear the bank wants it gone very
badly. We don't see deals like this often any more...

Privately gated estate on a spacious lot that was made
for entertaining. The bank wants this one sold quickly
and have priced it at $1.9 million, very reasonable for
a home of such magnitude and in such great condition.
I'm expecting this will get bid well over the asking price,
