The average closing last week was
over $2 million, and we have 15 new
listings this week. Exciting stuff, so
we'll dive right in...
Closings
Prices remain strong with an average per
square foot of $317 for homes with an
average year of construction of 1988.
There were 7 closings last week with
an average sale price over $2 million -
first time we've seen an average over
$2 million in quite some time. Total
sales volume last week was just under
$14.2 million.
One noteworthy closing was the Kurt
Warner home that had been on market
for almost 2 years. It finally sold at
auction for just over $2.8 million. To
me this really speaks to the strength
of the market, because the layout was
unusual and the architecture very
modern. Not necessarily a bad house,
but one with very limited appeal. So,
the auction outcome is at the upper end
of what one could have expected.
New Listings
There are 15 new listings ranging from
$559k to $3.75 million. Two are already
under contract, having been on market
less than a week -- one must be quick
indeed these days.

I'm not overly impressed with this week's
selection, there are several homes that
are priced like turn-key but they need
more remodeling. That's the most frustrating
situation -- when a seller looks at what
they've spent to remodel, only to have a
buyer look at the mistakes they made.
Hence only two picks this week:
Paradise Valley Country Club Stunner
This is no bargain, but the quality is truly
superb. It's a Santa Barbara style home
right on the golf course, with wonderful
landscaping, tennis court, and a pool. The
interior has 6 bedrooms and a top notch
kitchen. Offered at $3.75 million.
