Hi Friend,

I spent this past weekend at a family reunion in
Vero Beach, Florida.  It's a wonderful community
I've been visiting for decades, and while I was
there I couldn't help notice that real estate was the
big story on the front page of the local paper.

Vero Beach is much like Paradise Valley in 3
respects: home prices are $1 - 3 million, it's a
seasonal market heavily influenced by snowbirds,
and it was hit hard in recent years.  This makes
the news from Vero especially noteworthy: their
real estate sales volume is up 100% year over year.
Furthermore, the brokers there report that it's as
busy as it was during high season, so they're
expecting when the weather cools, they'll be
breaking records.

Thus, it looks like the trends I've been observing
and reporting for Paradise Valley are indeed
larger trends that are true of the country as a whole.
In much the same way Phoenix real estate is
roaring back, so is Miami.  The only market that
is comparable that hasn't bounced back is Las
Vegas, because they still have too much inventory
and their tourism based economy isn't generating
sufficient job growth to bring in new residents.
But for many markets, and the nation as a whole,
we've hit a meaningful turning point in real estate.

As for this week in Paradise Valley, we had 14
sales close and only 8 new listings come on 
market to replace them, so we continue to shrink
inventory week by week.  Of the new listings,
these two are especially noteworthy:

Large Contemporary in Prime Location
This home has never been listed for sale before
this week.  It's the largest contemporary that's hit
the market in quite some time, at 8,000 square feet.
It's also in a superb location near Mockingbird
and Invergordon.  Offered just under $4.4 million

Gated Estate with 5 Car Garage
Extensively remodeled in 2008, this home offers
over 6,400 square feet, privacy, views, and central
location near Tatum & Lincoln for under $2.3 million
