Subject: Paradise Valley MarketWatch - 13 New Listings including 4 under a million

Good morning Friend,

It was announced last week that vacation
home sales in the US were up 10.1%
last year, with the price of vacation homes
surging by 24%. As one would expect,
second home buyers are more affluent,
with a median income 20% higher than
primary home buyers.  Clearly, Arizona is
benefitting from this trend as one of the
most popular vacation home destinations

On to this week's activity, which includes
quite a few bargains...

Closings
Another solid week with just over
$11.2 million sales volume and an average
sale price of just over $1.4 million.  Per
square foot prices also remain strong at
$317 for homes built on average in 1983.

We haven't seen a week of closings with
an average psf price under $300 in some
time now. It will be interesting to see if this
dips in the summer as seasonal residents
leave town.

New Listings
There are 13 new listings ranging from
$740k to $3.1 million.   There are an
unusually high percentage of homes
under $1 million, including a couple of
recent remodels that don't require any
work whatsoever.

Here are my picks for quality and value:

Mid-Century Modern under $1 million
