Subject: Paradise Valley MarketWatch - 10 New Listings including the Largest Home in Paradise Valley

30% of the houses listed in the past week in
PV are already under contract -- 3 out of 10.

In other news, Arizona may become the next
major beneficiary of the shale oil boom.  The
Black Mesa Basin may be comparable to the
Paradox Basin in Utah, which has the potential
for over 560 million barrels of oil.  There's a
summary here which also includes a link to
an academic report on the subject.

In national real estate news, it appears that
Bank of America's woes won't end soon.
They are accused of lying to borrowers and
the government, and paying bonuses to their
employees for foreclosing on properties instead
of modifying loans.  The sordid details are here.

Closings
Price per square foot bounced back from the low
last week of $261 due to short sales, to what seems
to now be the new normal: $365.

Volume was down slightly from the previous week
at $6.8 million with an average sale price just
under $1.4 million.  

New Listings
10 new listings this week, and 3 are already under
contract.  

Only 2 recommendations for quality and/or value:

Largest Home in Paradise Valley
At over 22,000 square feet, this is the largest home
currently on market in Paradise Valley.  It's also the
second most expensive at the asking price of
$16 million.  Amenities include 2 kitchens, indoor
basketball court, wine room, and a guest house
that's larger than many homes in our fair city. This
is a "statement" home if ever there was one,
located on 3 acres near Cheney and Mockingbird.

Al Beadle Home on Paradise Valley Country Club
The legendary contemporary architect Al Beadle
designed this partially remodeled home on PVCC.
The location on Tatum isn't the most desirable, but
it does back to the golf course, and for those who
appreciate this style it may well be worth a bit of
compromise.  Offered at $1.2 million
