| | This newsletter has been reporting for quite some time that there's a housing supply problem in the US, and it's only likely to get worse.
Well the latest conundrum is that the homebuilders are very optimistic, they're making lots of money, and yet... not building enough housing.

| | The chart below shows the difference in age in US housing stock. Some dramatic differences across regions, and it's another dimension to the housing supply constraint. Many of these homes will be torn down or remodeled, creating additional demand for labor. |

- Quality 4+ bedroom home in Paradise Valley priced to sell. Light remodeling is ok but nothing in need of a huge remodel. Flexible on style, just something cozy with a good layout under $1.5 million.
