| The pace of activity is sleepy in Paradise Valley: fewer listings and relatively modest sales, skewing toward the low priced fixer uppers and teardowns.
In stark contrast, Arcadia remains on fire with many new listings selling within days, and a "money no object" attitude judging by the numbers.
To some degree, the contrast between PV and Arcadia is a product of seasonality. Many families want to move into Arcadia before the school year, versus a greater percentage of seasonal residents (who have already left town) choosing PV.
Savvy seasonal buyers will be well served to return to the heat and take advantage of the seasonal slump in Paradise Valley. Your offer on that home that didn't sell in high season will most assuredly get serious attention.
The summer heat represents the best buying opportunity in our market. Every year, sellers get fatigued, and accept offers they would not have even considered in winter.
I won't sugar coat it: home shopping in 105 degree heat isn't the most fun thing one can do. However, you can figure out many ways to cool yourself down and relax with the hundreds of thousands of dollars you'll save. |

- Zillow seems to be irritating just about everyone lately. We've reported how wildly inaccurate their valuations are, resulting in a lawsuit most recently. Well now the folks who can't value published an article suggesting that painting your bathroom blue would get more money for your home. This long-time appraiser and consultant ripped them, rightly so, for drawing conclusions from statistically insignificant data. Correlation versus causation, as my professors at Northwestern would constantly remind us...
- Rising rates are having all sorts of consequences for the real estate market. For many folks, the home they are in is where they will stay, like it or not -- the cost of a move will simply be too great. This article goes so far as to say people will be prisoners in their homes. Hyperbole aside, this could constrain inventory even further as homeowners who might otherwise move, don't.
- 16,000 acres of land for sale in Hawaii for $18 million. That bargain price is undoubtedly due to the difficulty of development. But for the right person, just one home is all they'll need to put on it. Two things to note: it has beach front property, and it would be good karma to invite this author/realtor extraordinare to visit your new home.
- Did you know you can live in Margaritaville? Seriously.
