Paradise Valley Weekly 330th Edition - Oct 22, 2016 |
| Nobody wants to be stuck paying for two homes when they need only one. The conundrum of whether to buy a new home first, or to list the existing home first, hits almost everyone at some point.
There are several factors to consider to make the optimal decision, including broad market factors, specific financial circumstances, and the characteristics of the properties in question.

Pundits have been saying for years that the millenial generation doesn't want to own anything, including homes. They'll just rent forever, so the conventional wisdom said, reducing demand for single family homes.
Turns out not to be true, the millienials are driving the housing market. A more realistic reason for their under representation as buyers in the past has been they simply couldn't afford it.
Half of home buyers are now under the age of 36. First timers are the majority of people planning to purchase a home in 2017. Should be an interesting year. Please click here for more detail on this story from Bloomberg. |

Closings A little over $7.3 million in single family homes closed this week, up from previous weeks but still typically slow for this season. Listings 15 new listings this week, with two standouts:
Large Contemporary Home Priced to Sell This home had been listed previously for over $1 million more than its current asking price of $3 million. Built in 2008, it's over 8,700 square feet with contemporary lines and bright, open spaces throughout. If you like contemporary and are looking for a deal, this should be on the short list -- and another property for that matter. Please call me at (480) 442-7325 to discuss.
Privately Gated Estate with Dramatic Views of Camelback This 6 bedroom custom home sits on a flat oversized lot with exceptional Camelback views. It has been extensively remodeled, and has a guest house, 4 car garage, and mature landscaping. Offered at $2.75 million. --> Click for Pictures or to Schedule a Showing
