Have you noticed how virtually every listing in Paradise Valley claims to have views? Then you learn that you have to walk to the far corner of the property, stand on your tippy toes, only to see a sliver of mountain.
It reminds me of the movie when Harry Met Sally: "Everyone thinks they have good taste and a sense of humor." Virtually everyone thinks they've got views.
There are views, and there are VIEWS. Some of the very best are on Camelback Mountain.
Exclusively for readers of this newsletter, I present an opportunity that is available nowhere else...
OWN THE TOP OF CAMELBACK MOUNTAIN
Imagine having views like Sanctuary Resort every day. Imagine being the highest home on the mountain, and never having to worry about anything being built above you, or blocking your view.
Imagine: - From your kitchen - which was designed by Mark Tarbell - you have a panoramic view of the sky.
- From your master bedroom, you awake to see the sun shining over all of Paradise Valley.
- At sunset, 50 of your friends come over to enjoy the show Mother Nature puts on, and party the night away.
- When you sip your morning coffee, you sit on a cozy patio, hear birds chirping, and see the wildlife of Camelback Mountain.
- A quiet, romantic night at home becomes an experience to remember against the backdrop of the entire valley.
This exceptional soft contemporary home sits on a huge lot at the top of Camelback Mountain. It has 5 bedrooms, a gym, library/office, and guest quarters with separate entrance. Totally remodeled in 2015 with great care by one of the leading businessmen in the United States.
To be blunt: there is no other home in Paradise Valley that compares to this one. This is not on the MLS, and readers of this newsletter are the first to know about this rare opportunity.
You may wonder why this wonderful home is not on the MLS? Foremost, the owner sometimes works from home, when he's not traveling around the world. Also, the home has all new furnishings and valuable artwork. To preserve the owner's precious time, and protect the valuables inside, I have been charged with carefully coordinating showings for minimum disruption, and only for qualified buyers.
The owner is aware this quiet, discreet sales process means that not every buyer may become aware of this property. He only wants serious buyers to see the property to minimize disruptions.
Hence, the owner has agreed to price it at an extraordinarily compelling $2,995,000. That's for a 5 bedroom remodeled home on the top of Camelback Mountain! So, there won't be negotiation -- this opportunity will be for the savvy buyer who sees the exceptional value, and is first to take action.
For those buyers who want move-in ready, the owner will sell the exquisite furnishings by a separate bill of sale. The new owners can simply turn the key, walk in, and start enjoying their new home.

Closings Last week was a reasonably healthy week, with $8.5 million in single family home closings. The majority of homes were fixer uppers and tear downs, as evidenced by their age (1983 average build) and price ($1.4 million and $353 per square foot). Listings 19 new listings ranging from $795k for a fixer upper, to $5.25 million for an 11,000 square foot home in a gated community.
However, there are two MLS listings that stand out. Each represents excellent value, and both are under $1.5 million:
Bank Foreclosure Authentic Adobe home needs some TLC but can be quite spectacular after a renovation. This is the real deal Adobe with thick walls providing tremendous insulation. Superb potential to build significant equity at just $1.2 million.
Bargain Priced New Build for Car Collectors 10 car air conditioned garage in this 2014 build. Open floor plan, gourmet kitchen, custom cabinets. Serious value at under $1.5 million.

That's all for this week, I'll be back next week with all the latest in Paradise Valley real estate.
