Chocolate Mousse Tart...
totally raw, vegan and healthy!
This chocolate pie tastes as good as the regular version... but it has none of the typical ingredients! Made from fresh avocados, this pie filling is actually a complete protein, and the crust is made from raw, healthy foods too. But is it really delicious? You bet it is!

Coconut Crust:

* Shredded, dried coconut (1.5 c)
* Raw walnuts (1.5 c)
* Pitted Dates- unsoaked (1/2 c)
* Pinch (or two) of salt

In a food processor (with the "S" blade attached) blend coconut, walnuts and salt. Add dates and process till mixture is like coarse crumbs, but begins to stick together. Wash hands thoroughly, and gently press into pie plate, slowly and evenly.

Chocolate Mousse:

* 3 ripe avocados, mashed
* Pitted dates- soaked for 20 mins. in water (1/2 c)
* Agave nectar (1/2 c)
* Raw Cocoa Powder (3/4 c)
* Vanilla Extract (1 tsp)
Water (1/2 c)
Place all ingredients in a food processor (with the "S" blade attached) and blend until smooth and creamy. Spoon into crust, add berries on top, and chill.
(note: agave nectar is quite expensive, so you may substitute with 1/4 c agave nectar and 1/4 c raw sugar, if cost is a factor).
  According to the Canada Mortgage and Housing Corporation forecast, released Fall 2012, we will see "a shift in sales to the more moderately-priced market, including a shift away from markets in the Greater Vancouver Real Estate Board area to Fraser Valley Real Estate Board markets". So, bad news for the high-end housing market, not-so-bad news for the rest! The report goes on to predict a "return to balanced market conditions in mid-2013.... as the number of listings declines and resales increases".
 When compared to sales in 2012, "in 2013, sales are forecast to pick up the pace and grow 11.1 per cent as homebuyers take the opportunity to either trade up for a current residence or enter home ownership for the fist time."
The statistics show that when it comes to single detached homes, expired listings outnumber sales with large discounts.
"Balanced resale market conditons are expected to prevail in the Fraser Valley reslae narket as oth exiting hone sales and new listings are forecast to increase in 2013.  The number of MLS sales in the Fraser Valley is expected to increase 1.4 %...following a... decrease iij 2012"   "The sales-to-new listing ration, a key barometer of resale market conditons and a pedictor of furure price change, is expectd to remain at a level consistent withbalanced suypply and demand conditions.  A shift in less expensive markets in the Lower Mianland so far in 2012 has been one factor keeeping the Fraser Valley resale market in balanced conditions.  This trend is forecast to continue in 2013".

A few weeks ago, I attended our annual education week, and listened to the presentation and market forecast delivered by Cameron Muir, The Canadian Real Estate Association's chief economist, The term "bubbloney" sums up his opinion of news headlines that warn of a local Real Estate bubble. Basically, he said that for housing prices to plummet, very serious financial catastrophe would have to take place, and pointed out that in our stable economy, even the financial meltdown of 2008 resulted in a short-lived drop in prices, which rebounded in mid- 2009. Cameron's prediction is probably slightly more numbers in home sales throughout the Fraser Valley in 2013, in respect to # of sales in 2012. Despite a relatively lower # of sales last year, the benchmark home prices did not drop. Cameron predicts prices to remain relatively stable throughout 2013.
