Hello Friend, Some rumors going around that foreign real estate agents going for the fully 5 % commission while Thai agents are happy with 3% commission. But let us be honest here…. compared with European real estate the Thai real estate is a real jungle. There are not fixed rules concerning agency commissions. In general the commission is 5% if it is from an agent who really served the potential buyer by showing the best options and guides the buyer throughout the whole buying process until the buyer can more in.
Also for the buyer a good agent will make professional pictures, publish the property and bring in several buyer until it is sold. . At that point the 5% commission is well spend because in Thailand the commission is paid by the seller. But you asked one person to buy a condo, he happens to know a seller, bring you there and get a full 5% commission just by connecting buyer and seller, this 5% is too high and that person have to be happy with 3 percent.
Official commercial real estate agents can go up to 10% because they sell not only the property but a up and running business to the client that start making money from day 1. But when agents hear that the seller pays 3%, the first reaction is: WHAT??? ONLY 3 % Commission!!!! And today we have a property with 3% BUT, the selling price is 1,400,000.00 THB… 3% is 42,000,000.00 THB…Isn’t that OK? Even if you have to share with another agent..
But our experience tells us even that is not enough for some of them out there…(Calle Greedy???)
