It is nice to have contact again with you today. Last week we got a new listing from an older Thai lady who want to sell her house and her words are: “Forget about the house, sell the land”. Special announcement but after a closer look, she is right.
This house is over 20 years old and the same owner lived in it. The value of the house is not the real value of the property but the 620 Sqm of land plot hardly 150 meters from Jomtien beach is the real value of the land. Indeed, 20 years ago when the lady bought the land, there wasn’t even electricity or water supplies. Also there were no buildings around while by now, it is full of hotels, resorts, restaurants and other commercial venues around. Everything around has been develop drastically and is still on the rise while there is less and less land available. The value of the land has been increased a lot. People who want to buy this land are not interested in the house anymore; they are only interested in the land. The house will be broken down and make place for a large luxurious pool villa, a small guesthouse or hotel or even a small resort ready for another 20 years to go.
And on top of the normal asking price of 27,500,000.00 THB, the lady now do down to 25,000,000.00 THB plus 50% of the transfer. And the house is included but as we got advised by the owner: Forget about the House, sell the Land…
