Hello Friend , Real estate agents with potential buyers for a hotel have many obstacles to get the hotel owner work with them. It always seems that the hotel owner not want to sell but that is not so. From our hotel expert we get to know that 95 percent of the so called “hotel buyers” are fake, scammers, commission hunters want to top op large overprices or just people that want to look interesting to impress others and get free tours from agents thinking they hit the commission jackpot. Owner’s does want sell their hotel but not want to waste endless time for nothing and this is why the owner of the 95 rooms hotel resort we just listed today has strict demands like this: 1. The buyer need to be profiled, who is he, what is he doing, is he qualified to buy this property and run it 2. The buyer need to provide an official prove of funds from his bank to prove that he is financially capable of buying this hotel for this amount 3. The buyer need to sign a NDNC contract meaning a Non-Disclosure Non-circumvention document with the goal that the buyer keep the information he get confidential and not provide any third party with this. Also the non-circumvention is to ensure that the buyer stay with the agent and not take any short cut to the owner directly.
Further the owner/seller not want to public to know that he want to sell because that could damage the success rate of the hotel and also not want to staff to know that he sells because they will leave even before it is sold because they are not sure any more of their job and income.
The most confidential documents from income, expenses and profits can be shown to potential buyer but at the very end after all of this previous demand are followed up on.
Another factor is that Pattaya has a lot of real estate agents that are not real agents and work illegal with the only intention to get a lot of money on a short period by overpricing commercial properties sometimes in the tens of millions extra on top of their commissions. The owners will not work with this kind of agents and will not even answer emails or phone calls with them.
Our advice is to contact us if you have a buyer for a hotel because the owners know our representative in person and give all trust in him. You also will have a fair and balanced commission rate higher than others provide. But also as agent we are obligated to keep discretion high and follow the instructions from some owners what also makes us difficult representatives. Hope you respect this.
