Hey, as a wholesaler -the most uncomfortable things to me is this:

1. A motivated seller calls you -
2. The property is well cared for - basically rent ready
3. Needs a new shingle job on the roof
4. Could be converted to 3 bedroom instead of 2 bed, 2 baths by adding an
egress window
5. Has a 2 car garage
6. Large finished basement - not counting on county tax records Sq/Ft
7. Considering that upside: the house could use 15K to make it Flip Ready
- but who wants to flip it??? it's not a flipper right?

THEN....

I Can't get the below 80% of ARV.

It's not a BAD deal - just not a normal fixer upper deal...

I NEED a landlord buyer... anyone interested?
