There's a lot of small new multifamily going up all over in Edmonton! Last Saturday, Patrick and I took the kids on the Infill Development Tour, hosted by Calvin Realty. It was a lot of fun, and it was so nice that our kids could come along on a "work trip"! They had a blast, and asked the next day if we could go again.😆

Main takeaways:


  1. There are many creative designs, especially for interior lots, where you can build up to 8 units with the new zoning bylaws. These lots are less expensive than corner lots, and there are way more of them!

  2. Even though you can build up to 8 units, consider where tenants will park!

  3. Look at the Edmonton City Plan to see where nodes are and where the city expects to grow.

  4. Thanks to infill, schools that closed due to low attendance are now re-opening :)

  5. Profit margins on construction projects these days are the highest builders have seen in a long time.

  6. Builders are having challenges with hiring and managing trades.

  7. Every project has unexpected costs... every time.

  8. Prices are going up, but they are still significantly less than similar products in Calgary.

  9. Once you have 5 units (like a suited duplex & garage suite), it qualifies for attractive financing options. However, there are downsides too (check out my videos!)

  10. Insurance companies love brand-new products; therefore, your insurance costs will be lower.

  11. The last property we saw on the tour was a 4-plex with basement suites and a garage suite (for a total of 9 units on one corner lot!). Usually, the more units, the better the returns.
