👉 Did you know that a 6-plex may actually be easier to purchase than a 4-plex??
A 4-plex will require at least a 20% downpayment, but commercial CMHC financing for a 6-plex may only require 5% down. Interest rates also have been lower. That significantly boosts your return on investment!
Plus, you're not competing with all the people in the residential space who think they want a 4-plex, which in Edmonton, is really slim pickings. Believe me, I worked really hard a few years ago to find a good 4-plex with no luck.
And don't even get me started on the challenges of qualifying for residential mortgages lately!!
👉 Did you know that you can go straight to multifamily?
There's no rule that says you have to start your investing journey by buying houses or condos (which rarely cashflow). You can skip it altogether!
A friend and fellow investor told me that her first rental property was a 9-unit... because nobody told her she couldn't do it! It's really our mindset that holds us back more than anything, which is why I focus on it a lot when working with my clients.
