Which  one isbetter for investment , to invest in big tall building or small boutique building ?

Big tall buildings :
Normally anywhere from 35-60 stories buildings and have between 450-600 units - more amenities, price per square foot for maintenance fee generally speaking is lower than boutique building because  of the number of units in the building sharing those amenities and common areas
so it's more investor friendly.

Small Boutique buildings ;
 Normally from 4-20 stories buildings have anywhere from 80-200 units. typically building will have less amenities, A bit larger sized suites with big balconies or terraces and very end user friendly.
lately we start to see many investors buying smaller units in boutique buildings because they are unique.
